Clients vs. Customers

It is important that consumers understand the difference between a real state client and a real estate customer.  The extent of services that a Texas real estate licensee can offer, by law,  is determined by the relationship established with individuals. Clients are represented by real estate licensees who are acting as agents, customers represent themselves.

A real estate licensee works for a client, providing services that include advice, opinions, and advocacy while carrying out the instructions of the client. 

The real estate licensee works with a customer, providing limited services such as touring available properties, relaying information from the seller per the seller's instruction, for example, the condition of the property and acceptable price and terms.  The real estate licensee does not assist the customer in negotations by offering advice or opinions regarding property selection, interpreting real estate market data, price or negotiation strategies, or in any way acting as an advocate of the customer.  As a customer, I can provide information to Buyers but can not advise Buyers on the implications, advantages or disadvantages found in that information.
